Course Description
Although the ALTA/NSPS standards have always required that the client designate the desired Table A items with the order for the survey, much, if not most, of the time this is not done. And even when the items are requested ahead of time, clients and lenders are often ignorant of the fact that the exact wording of a given item may need to be negotiated with the surveyor. In this course, the last of the series on the 2021 ALTA/NSPS standards, we will review and explain the intent of each and every item of Table A, together with the issues that often arise related to those items.
Pre-Requisite Knowledge
This course builds on the participant’s understanding of the reason for a client requesting a Land Title Survey, together with the research, field, and map/plat requirements related to preparation of an ALTA/NSPS Land Title Survey. It is highly suggested that participants complete at least the first, third, fourth and fifth GeoLearn tutorials on ALTA/NSPS Land Title Surveys before taking this course, and taking all six prior tutorials is strongly encouraged.
Learning Objectives
Upon completion of this course, the participant should expect to be able to:
- Explain the purpose for, and intent of, each item of Table A of the 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys
- Outline the research, field or office steps that need to be taken to meet the intent of each Table A item
- Describe how and why Table A items may need to be negotiated with the client or lender
- Determine which Table A items may be required because of jurisdictional laws or the normal standard of care even though not selected by the client, and why
