Course Description
Once the research and fieldwork are complete, surveyors must memorialize their work with a plat or map of their ALTA/NSPS Land Title Survey. A wonderful field effort will be completely wasted unless the data is presented in a format that is understandable to those reviewing the plat or map. With that goal in mind, Section 6 of the 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys lays out the manner in which the research, fieldwork, property descriptions, certification, and other information are to be presented on the plat or map. This course will explain each of those requirements and the changes brought about in 2021, so the final product of the survey will be of most value to everyone who will rely on it.
Pre-Requisite Knowledge
This course builds on the participant’s understanding of the reason for a client requesting a Land Title Survey, together with the research and fieldwork requirements. It is suggested that participants complete the first four GeoLearn tutorials on ALTA/NSPS Land Title Surveys before taking this course. A prerequisite consideration is having the background understanding from those tutorials together with an interest in producing a plat or map that reflects a high level of professional competence and meets the needs of the client, lender and, most importantly, the title company.
Learning Objectives
Upon completion of this course, the participant should expect to be able to:
- Evaluate when the results of an ALTA/NSPS Land Title Survey would call for a new description of the surveyed property to be prepared
- Describe the treatment of record, calculated and measured dimensions on an ALTA/NSPS Land Title Survey
- Explain what needs to be done related to an ALTA/NSPS Land Title Survey when gaps or overlaps are found to exist
- Determine when the conditions related to an easement require a note on the face of the plat or map of an ALTA/NSPS Land Title Survey
- Prepare a plat or map of an ALTA/NSPS Land Title Survey that complies with the requirements of Section 6 of the 2021 ALTA/NSPS Standards
