Course Description

Surveyors and field technicians are technically oriented and tend to obsess over minutiae; like making sure the boundary corner they set is not more than 0.01 foot off. They also love the math, yet math really has very little to do with boundaries.  Making sure the field crew is focused on the right things is very important if we are going to serve the primary needs and concerns of the title industry—which is the main consumer of Land Title Surveys. In this course, we explore the fieldwork requirements of an ALTA/NSPS Land Title Survey and how they changed in 2021. Those responsible for gathering the evidence and data in the field must understand what the survey is really about and why certain items are required so they approach the task well-informed and attuned to the job at hand.

Pre-Requisite Knowledge
This course builds on the participant’s basic knowledge of the fieldwork involved in locating improvements and other features on a boundary survey. The only prerequisite consideration for this course is an interest in learning how to tailor the fieldwork conducted on surveys to meet the requirements of an ALTA/NSPS Land Title Survey.

Learning Objectives
Upon completion of this course, the participant should expect to be able to:

  • Describe the concerns related to access and how the fieldwork should address those concerns
  • Evaluate field conditions for the possible existence of unwritten rights that could result in title claims and therefore need particular attention when conducting the field work
  • Outline the three areas of interest related to perimeter boundary lines when conducting an ALTA/ACSM Land Title Survey
  • Produce fieldwork for an ALTA/ACSM Land Title Survey that meets the Section 5 requirements

Gary is a great presenter and the ultimate source on ALTAs

there are a few foibles in the quiz such as blank and duplicate responses
